conditioning, ventilation, and a full mechanical maintenance program. Planned
maintenance, repairs, replacement of parts, shut-down, and re-start systems,
chimney cleaning and servicing, emergency 24-hours service, labor and parts -
all are to be included in the annual fee. Also includes: Change all HVAC filters
as needed (quarterly at a minimum); cooling and evaporative towers shall be
